The City of Mascotte has gone digital! The Building Department is excited to announce the new Building Permit Online Portal on the Cities website. The online system is designed to make the permitting process faster, efficient, user friendly, and online payments can be made. The online portal allows users to view the status of the permit, pay fees, view submittal requirements, and schedule inspections. All plan reviews are electronic, which require digital signatures from the design professional. Paper plans are no longer accepted. The portal link is https://mascottefl.portal.iworq.net. Permit applications must be sufficient and complete. Incomplete applications will be rejected. Please refer to the check-lists that are included with each application

The City of Mascotte Building Department conducts plan reviews and inspections for structures throughout the city to ensure compliance with federal, state, and local laws, and building codes. The City of Mascotte Building Services are provided by Willdan Engineering.

Are you looking to do any sort of construction or renovation project?

• A building permit is required if you plan to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure. 
• A building permit is also required if you plan to install, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, provided the installation is regulated by the Florida Building Code (FBC).
• Please reference Florida Building Code  for information regarding improvements or repairs not requiring a permit.

Contractor Registration and Updates: To update or register, we must have a copy of the Qualifiers License, General Liability, and Workman's Compensation Insurance. Please submit all required document via email to Building@CityOfMascotte.com in PDF form, Subject line "Contractor Registration/Update."

Permit history request: You can now look up permit history online! Please visit the Mascotte Portal (https://mascottefl.portal.iworq.net/portalhome/mascottefl) for more information.

Inspections: To schedule inspections: Please use the online portal to schedule inspections. The cut-off time for the next business day is 2:00pm. If you need to pay for a failed inspection, this needs to be paid through the online portal.

How do I apply for a zoning clearance?

You can apply for Zoning Clearance by submitting an application and the required documents through the Building Department’s online portal. 

What projects need a Zoning Clearance & a Building Permit?

• New buildings, structures, or additions to existing buildings or structures
• Patio covers, breezeways, porch covers, and similar structures
• Patio enclosures, Screen enclosures, Pool enclosures, Bird Cages
• Fences 
• Retaining walls and landscaping walls
• Decks, docks, gazebos, pergolas, and similar improvements
• Exterior spas, hot tubs, or swimming pools
• Storage structures, Carports, Car Shades, Garages and Sheds
• Generators
• Accessory Dwelling Unit (ADU)

If you are unsure if you need a permit, contact the building department. Failure to obtain the proper permit prior to project commencement will be subject to code enforcement action and charged additional fees.
